From a simple one-story house built about a hundred years ago when Langley was in its beginning years, a house on a single largely barren lot, through its organic growth over our thirty-five years, it was transformed into a wonderfully comfortable, welcoming two-and-a-half-story home. A home for our growing family, for teeming Christmas parties, for summer dancing parties, a band on the deck, dancers on the basketball court, a marquee on the lawn.

A welcoming home for many friends from all over the world. To have the studio and cottage as a part of our compound, now on two lots, has been a godsend. Tenants, extended family, friends, helpers  right here with us

During those bountiful years, around us grew the miraculous private paradise it has become. Scrubby grass and sparse trees made way for the beautiful established garden it now is. Private patios, decks, walkways, a pair of small Japanese-style ponds tinkling in the background by the sun deck. The dozens of trees and shrubs we planted. Pear and apple trees—delicious old-world varieties, hard to buy—the English walnut, planted in honor of our youngest son’s birth.  The sweetest greengage, the weeping birch and beech, the styrax tree from the Middle East, the two magnificently flowering pink and white dogwoods, the small empress tree, the remarkable corkscrew hazelnut at the entrance. The exuberant much admired English flower gardens. The berry fruits—raspberries, blueberries, strawberries. The containers for vegetable gardening.

All surrounded by the panorama of Mount Baker, the Cascades, the sea, cattle grazing, forests, our Langley community—a panorama from our Tower Room and our Widows Walk.

And this very quiet little paradise is just up the street from delightful Langley. Its wine bar, its restaurants, its friendly grocery store, its theater. The whale bell overlooking Saratoga Passage—you gong it when you sight a gray whale cruising by. The parades, the fairs, the hilarious Soupbox Derby every September. All there, a short walk from our home.

A Short History

This property contains all or parts of multiple lots laid from the Original Plat of Langley, created by Jacob Anthes when he first laid out the city in the 1890’s.  These lots and much of the adjoining property were, in the early part of the 20th century, a large orchard of apple, pear and filbert trees, many of which still remain. In the 1920’s and 1930’s, several lots were sold off and the original part of the present house was built here in about 1938, probably intended as a small summer cottage, as were many houses on the island at that time.
In the late 1940’s this parcel and the 4-room cottage on it was purchased by Jack and Helen Floyd. Jack taught shop and later, electronics at Langley High School and Helen worked as housekeeping administrator at Evergreen Hospital in Redmond. Jack was a craftsman and made numerous improvements to the house, adding a porch, later converted to a kitchen, and a sunny plant room for Helen, who was a gardener.
The Floyds lived here for 47 years, raising a family of four children and filling the house with mementos of family and friends. In 1993, in failing health, they decided to move into an assisted living residence and to put the house on the market.
The property was purchased by the present owners, only the third owners in its history, who took possession in early 1994, made minor revisions, and began plans for remodeling. The work of remodeling, rebuilding, and refinishing began in early 1997 and was completed in November of that year, replacing nearly all of the exterior and interior materials and finishes with more durable counterparts. The floor plan was revised extensively, relocating the front entrance to improve circulation, widening hallways, reconstructing the main staircase, and adding the second floor to house a new master suite and library. But all was done within the original building plan footprint except for three feet which was added to the old sun room to create the present family room space to the left of the front entrance.
The structure and all other systems in the house were upgraded and/or replaced. Exterior and interior walls were strengthened to modern earthquake and weather-resistant codes and standards. The entire house was insulated to modern energy codes. Heating, plumbing and electrical systems are all new, with propane-fired hot water radiant floors on the upper two floors, hot water baseboard heat on the lower floor; new plumbing, piping, controls and fixtures; and new wiring, panels and lighting throughout.
The exterior was refaced with fiber cement panels and wood trim for long maintenance- free life. The 30-year roof is new as of 1997.  The wide roof overhangs further protect the exterior from the effects of weather.
The design of the house is based on the principles of light and air, spaciousness, and comfort. The hall and stairs are wide enough to move furniture; rooms are generous and flexible. The original windows were augmented with new wood/aluminum ones and twelve-foot wide sliding doors to maximize light and access to the magnificent views of mountains and sound, possibly the best in Langley. Exterior decks and walkways surround the house, most under cover. The balcony off the Master Bedroom is as protected and comfortable in the winter rain as it is cool on the warmest day.
Finishes inside and outside were subject to the owner/architect’s rule that every touchable surface be smooth to the touch of a hand. One result is a space where every room feels comfortable, both to those who live there and to those who visit. The other result is one of a sense of quiet and privacy in the middle of a small but busy city, of being part of but able to be separate from all the benefits and amenities of this special place.

A Brief Tour

Approach to the house is down a gently sloping drive at the east edge of the site to a small off-street parking area. The two properties are separated by a landscaped berm that creates a private garden area for both.  The garden  was developed with design assistance from Fran Abel, a local landscape architect with broad recognition on the island for her design skills.  A gently curved bluestone walk leads to the front entrance to the house through which one can glimpse the view of Saratoga Passage and Camano Island beyond.
On entering the house, the full extent of the view can be seen, with a nearly 180° view of the Cascades, Saratoga Passage, Camano Island on to Everett and Marysville on the mainland, and on clear days, all the way to Mt. Baker  in the North to Glacier Peak, 80 miles to the east.  The red slate floor of the entry hall gives way to the finished hardwood floor of the main living area, with a built-in inglenook a seating area facing a wood stove on a raised hearth.
Directly to the right is an alcove wired for the built in speaker system and decorated in the manner of a Japanese “tokonoma” for honored art objects or ikebana arrangements.  The living area runs the full depth of the east side of the house, about 32 feet by 14 to 17 feet wide.  This space along with the adjoining dining area and kitchen has easily been used comfortably for celebrations, including family weddings, for as many as 50 guests.  In good weather, the sliding glass doors in both living and dining areas invite guests to spread out and enjoy even greater views.  At the same time, with furniture moved back into place, it can be an intimate place for as few as two.
Particularly in the evening, the lighting design with recessed down-lights forming pools of illumination makes a comfortable environment for very small groups.  Appropriate scale and lighting is the secret.
The kitchen is designed to be efficient for one or two cooks or a group.  While the cabinets and counters were selected from standard components, the placement of the cabinets 4’ and 6’ out from walls allowed for deeper countertops and permits room for kitchen appliance to be used with adequate space for working in front of them. The refrigerator and dishwasher are new in 2009. The sky lit enclosed porch past the kitchen serves as storage, mud room and secondary access and houses the heating boiler and attached domestic hot water service.  Sliding glass doors lead out to another deck, a gardeners work space, dog run and a safe play area for the owners’ grandchildren.
Back inside the house the hallway from kitchen to front entrance, paved with slate tiles from India, gives access to a full bath through a sliding shoji door and to the guest closet and a custom built alcove now housing an antique linen press cabinet that is too large for an ordinary closet.  Back near the entrance is the den/family room/ guest bedroom/entertainment center. This is also designed so that it can be converted to a bedroom should circumstances demand a single-floor lifestyle.  It is the only first floor room (except the bath) than has a closable door.
The stairway to the east of the front entrance leads both down to the walkout basement and up to the added second floor. The basement area with has two bedrooms, office space, bath, laundry room/shop and three separate storage/ work space. This area can be economically converted to a separate 600+ square foot one-bedroom apartment for rental or family members.  Plans are available for this conversion.
Upstairs from the first floor is a full master suite with bedroom, bath large closet area a separate sitting area and a library.  A small balcony off the bedroom provides a protected sitting area, a small table and chairs for quiet breakfasts or drinks with arguably the best view in Langley.

A Note on The Materials (Especially the Wood)

Both the owner/architect and the general contractor, Carl Magnusson, shared a love for fine woodworking.  The selection, preparation and finishing of the woods used in the house show this love and respect.  From the beginning, when talking about the finishing trim and other elements of the construction, it was agreed that only the best would do.
Accomplishing this on a tight budget required two things, careful selection and careful workmanship.  Fortunately the carpenters on this crew had what you might call dual personalities.  Most were local artists, painters and sculptors, who made a living doing this kind of work.  As a result, they brought an artist’s sensibility to so such things as finished door casework and trim.  Material selection proved as fortunate, with the added benefit of long term quality.  Nearly 90% of all of the interior and exterior trim in the house was milled and finished onsite (actually on the rear deck) from old-growth fir salvaged from northwest mill buildings from around the region.  This meant for large mountains of shavings and sawdust (later used for mulch) but it also meant that there would be no twisting, checking or other subsequent movement in the materials.  This can be confirmed by inspecting the woodwork throughout.
The hardwood floors through the living, dining, and kitchen areas were selected for both beauty and economy. They are Caique, a variety of cherry from Chile, less expensive than American maple, but with far more character. The dark red trim around the periphery of the floor is Padouk, and African hardwood known for its color. The dark line in the floor (more about this later) the stair and library handrails is Jatoba, an extremely hard and dense cherry variety from Brazil. The handmade stair balusters (by Carl Magnuson) are of American Cherry.  The stair posts and other trim are all of old-growth Douglas Fir, as mentioned before.
The diagonal dark Jatoba inlay in the floor was meant to be a foil for the rigid north-south/east-west order of all the other lines in the house and lot.  Jacob Anthes laid out his city that way, good surveyor that he was.  It began as an arbitrary line but became a commemorative one.  Near the end of construction it seemed important to make it mean something, so a compass was laid on the floor and the line became a pointer to magnetic north on the 13th day of November, 1997. A point-event, since Magnetic North, as any chart reading sailor knows, moves and requires chart corrections depending on the date and year.  So this line commemorates that particular day and year as the 15th wedding anniversary of the owners, as well as signifying completion of the work on the house.
Outside, most of trim wood is from the same source, perhaps a little less carefully selected, but still smooth to the touch. A notable exception; however, are the top rails of the deck and upstairs balcony. These were milled from 3×6 redwood timbers, many as long as 15 feet, salvaged from huge wine barrels in California. For several years, after a rain, you could sense their faint vinegary tang in the air.
Finally, the post.  The original house design called for two ordinary timber posts to support the major north-south beam beneath the east side of the new second floor.  Then a mistake was discovered.  One of those posts stood directly over an open doorway on the floor below, so a quick redesign of the beam reduced the number of required posts to one. With only one, it seemed that this, too, should be something special.  Fortunately the painter on the job had an answer.  The post in the living room is a twelve foot section of a northwest madrona tree from Madrona Way in Coupeville, Washington, blown down in a storm in 1992, salvaged by a colleague of the painter, and perfect for the job.  It was brought to the site, stripped of its bark with high pressure water, rubbed with bronze wool and waxed.  It still had a lot of drying out to do even after five years, so it twisted in place and checks opened up in its surface. But these closed as the heart of the tree dried to match the surface. It is now a most beloved part of the house, hugged by friends and grandchildren alike.

The Story of 4263 Saratoga Road
As Told by the Sellers

     The journey began in November 1992. We thought we would buy a “small” cabin on Whidbey Island and instead purchased an E-Ticket ride and the adventure of a lifetime. We were swept away with the beauty of God’s hand and the opportunity to be stewards of this unique property.
Flying Dog Ranch, as we named the property after our Springer Spaniels, was homesteaded by the Bosshard Family around the turn of the century. The Reverend Bosshard took to his buckboard and travelled the island spreading the Word of God. The 1911 barn is part of the original homestead, albeit with added windows, a new roof, new doors, and a new lean-to. The windows were salvaged by us from the old cabin on-site and the doors are old barn wood bought in Edison, Washington and tied to the top of our jeep for transport to our Ranch.
At the time of purchase, the property had a 1950’s era two bedroom house painted red, yellow and turquoise (charming colors), a one bedroom cabin with “free-flowing plumbing”, i.e. no drains under the structure, and a birthing pen for livestock.
Robert Arndt, a local builder, commenced construction on a new home for us in the winter of 1994. The house was influenced by the architecture of Robert Stern, an East Coast architect, known for his American Shingle Style homes. The cabin and shed/pen were demolished, the berries were cleared, the land was scraped and levelled, and we began the construction dream. A turret, elliptical windows, cherry floors, straight grain fir, koa wood, fiddleback maple, mahogany, cork and much, much, more. The 1950’s house was sold and moved up to Freeland, Washington, rather than being demolished. In September 1995 we moved into our home and sat on paint cans in front of the fireplace while our guests assembled their bed.
Along the way the land kept calling for attention. Holly Hill was scraped and re-planted, the fields were levelled and de-rocked (a job with never-ending sifting and a mattress spring attached to the Kubota tractor), a full irrigation system was installed, various islands of bushes were planted, and the lawn was seeded. Being that the property was a holly farm, for commercial production, at one time, we were constantly removing unlimited shoots of the Christmas berry. The rough palette was evolving into a diamond. The alders, firs, cedars, maples, dawn redwoods, oaks, fruit trees, peonies, salal, etc. arrived via untold numbers of trips to wholesale nurseries on the mainland. With the rental of Penske trucks, backhoes, ditch witches, etc. and strong backs, the task of creating a paradise of primarily native plants took shape.
What has evolved is Holly Hill with oaks, salal hedges, and trails, the South 40 with a stone patio and views down the serpentine coast, the peony and Rose of Sharon island, the fenced field garden with wonderful summer produce, berries and flowers, the waterside islands with bearded irises, maples, and service berries, the hydrangea gardens, the kitchen spice boxes, the alder forest, the North 40 with trails, old maples, and a bridge, Eagle Point ( a favorite picnic spot to view Mt. Baker), and the Cedar Loop, to mention a few of the highlights. The North 40 is accessed by a bridge that we built over the seasonal stream. Getting to the bridge you pass the serene Cedar Loop with the remnants of old growth trees.
And now, one of the real highlights of this property . . . . 1265 feet of pristine waterfront (perhaps one of the largest pieces of waterfrontage available on Whidbey Island) accessed via an incredibly beautiful and magical trail through ferns, firs, cedars, huckleberries, salmonberries and more. We have attempted to keep all areas void of manmade additions and listened to nature. Along the path to the beach is a seasonal stream with breathtaking waterfalls. And finally the beach opens up and it is truly AWESOME!!! An ever-changing beach with unique finds brought in and out by the tides. Eagles, loons, and cranes call it their home and the whales consider it a restaurant stop for shrimp. The beach has not only beautiful rocks, shells and driftwood, but also fine sand patches. Low tides often bring a surprise spit of land 200-300 feet out in the passage where you can find starfish, clams and mussels. Those of us that are nimble can walk out to the spit, journey all the way to town, or wander up to Bells Beach.
Having only one contiguous neighbor and over 100 acres of trails across the road, that are owned in the Whidbey Land Trust, allows us to enjoy the Great Pacific Northwest right on our property and beyond. We enjoy hiking the trails, which connect with other trails throughout the island, setting up our archery range in the field, hitting off golf balls toward Holly Hill, playing croquet while looking out at the passage, throwing bocce balls on the lawn, biking the island, boating, fishing, crabbing, and kayaking. Where else can one be so fortunate and be surrounded by all the beauty of nature?
At times, however, there is nothing more enjoyable than listening to the rain on the skylights and snuggling up with a good book in front of the big, warm, stone fireplace or sitting outside in the Adirondack chairs, which are located in various spots on the over 1500 feet of decking, and taking in the peace and serenity of the madrones, firs, cedars and, of course, Saratoga Passage.
The house is a haven from the world, with privacy for us and our guests, wrap-around decks, large windows in every room, skylights, two and one half acres of green lawn sloping down to the waterside and the ever-changing views of the water and the mountains. Cap all this with truly unbelievable sunrises over the Cascades and the evening lights of Langley, Camano Island, and Everett and you have a precious one-of-a-kind property.
      It is, without a doubt, a touch of heaven on 9.2 acres with every imaginable feature, proximity to the quaint village of Langley, privacy, and access, when desired, to the urban draw of Seattle.

Where Land Meets the Sea
As Told by the Seller

In 1992, we began a search of Puget Sound, seeking a place to settle. We looked at communities and properties from Olympia to Bellingham. When we came to Whidbey Island, we knew we had found our place – a lively and welcoming community that balanced the opportunities for many activities with the availability of space, peace and quiet, and stunning natural beauty. And when we first came to this land, and walked down the dirt lane from the road to the edge of the woods overlooking the lagoon, the Sound and the Olympics beyond, we knew we had found the land where we would build our future.

Our initial sense of discovery proved correct – the land we were then able to purchase was in fact a treasure, special in so many ways that we did not realize when we first counted its ‘pluses’: to be out on the point, with a gentle, graded road down to our own beach. Near-level land, a stable hill rather than a sheer bluff, protected by a beautiful lagoon.

History

We learned that this property has a long history. At one time it served as a transit point for Chinese immigrants heading for Seattle, but wanting to avoid the immigration station at Pt. Townsend. They were brought ashore here on the point and up a trail that would lead them across the Island, to then reach the mainland by another boat. The point was named ‘China Spit’ by the locals, and where the trail tops our hill, this well-worn path is still plainly visible just below our living room. The land was logged by a company called Pope & Talbot in the late 1920s or early ’30s, and sold to UW professor Bayard Wheeler about a decade later. He sold it to Don Thomas, who sold it to us, but we were introduced to Mr. Wheeler, then in his 90s, and he came back our new home to reminisce and share stories of his days here. He had found an immense pile of clam shells at the top of the China Spit trail, and surmised the immigrants were being fed at this point. Bayard had graded the road to the beach in the 1940s. He gave us some great mementos, including a tracing of a salmon caught here in 1943: 45 pounds! The Wheelers had built a cabin here, which is now behind the gated vegetable and flower garden.

We set about to design our new home. We agreed we wanted a park-like feeling, a peaceful feeling of trees and open lawns, and that we were not willing to do maintenance on 20+ cultivated acres. Nor did we want to deal with an irrigation system. Having been to Bloedel Reserve, and impressed by Stanley Park, we set out to open up small sections for lawn, add more native shrubs and trees, and inter-plant with non-natives, to find those that would thrive on the land with no supplemental water, and little-to-no attention.

The first site plan was done on a napkin. The curving drive we laid out followed the old logging road, which revealed itself because very little sprouted where the soil had been compacted by the heavy equipment. In the summer of 1993 the well was drilled, and the initial construction was a well house, followed by the reflecting pond at the circle’s center. The first drawing we did of our future home is still pinned on the bulletin board in our kitchen.

We were determined to build a home that was sensitive to the site, and blended quietly with the land. So we turned to the Craftsman style, a Pacific Northwest tradition, with its low-slung, sheltering roofs and sense of strength. And then we applied materials and colors that were married to the land – cedar, fir and stone, and took our palette from the trunks and canopies of the trees.

With a wonderful crew led by builder/designer Bob Arndt, we began construction of the buildings in October of ’93. We enjoyed a great collaboration, and we moved in July of ‘94. We knew we had found a special place, but it turned out to be so much more than we had dreamed.

Gatherings

There have been so many happy times with friends and family here. For some years we hosted a large Christmas Party, for more than 100 guests, complete with a visit from Santa. Thanksgiving is a favorite time, always room for a couple more, a tradition of great friends, happy kitchen chaos and amazing cuisine. We have hosted garden parties, fundraisers, so many house guests, garden tours, and this last summer a wedding party for a young relative. The house, patio and grounds have worked wonderfully for a big crowd or an intimate dinner party, in all seasons.

Life on the Point

Living here, we have discovered that special moments occur daily, and there is always something going on. A whale breaching off the point, quail swarming across the patio, the patient heron that stands in the shallows for what seems like hours. A river otter taking her babies for a swim in the lagoon. And the songs of the eagles.

The sweep of weather down Admiralty Inlet, gorgeous light, breathtaking sunrises and sunsets, changing seasons. Tracking the swing of the sun as it sets beyond the mountains, through equinox and solstice. The beauty of the occasional blanket of snow. Fog caught in the treetops beyond the lawn.

And the Sound, ever-changing and engaging. Virtually all ship traffic in and out of Puget Sound passes by our windows. Freighters, tugs and barges, submarines and aircraft carriers, cruise ships to sailboats, yachts to kayaks. In the summer there are sailboat races, the boats tacking off the point, colorful spinnakers raised.

Many summer fishing parties over the years, casting for and catching salmon from our beach. Uncounted walks along the shore, searching for treasures.

It is a magical place. There is something here that our visitors always comment on, a feeling when they turn in the drive and exhale. A private, unique world.
